Security deposit and first month rent are due at signing of the lease in cashier's check or cash. Receipt will be provided at signing if cash is an option desired.

Monthly rent is $3,800. Rent is due the 1st of each month. Latest day to be received by Landlord is the 6th of each month. After the 6th of the month, you will be charged 10% for each day you are late.

Pets will be considered on case by case basis only. If approved, a non-refundable pet fee of $500 will be due at lease signing. Failure to comply with pet agreement will result in a $500 penalty fee. This will be due on the following rent due date in FULL. Failure to comply, will result in lease agreement breach and legal steps will be taken for eviction.

Tenant is responsible for paying all utilities, including water, electricity, gas, cable, Wifi, security system (if desired), and lawn maintenance.

Tenant is responsible for purchasing renter's insurance for personal belongings in the house from a legitimate broker. Landlord is NOT responsible for personal belongings in the event of accidents such as water damage, fire, burglary etc.

Tenant is responsible for reporting to the landlord and/or property manager anything that is not in good working order IMMEDIATELY. Failure to report and as a result, causing more damage, will result in the tenant assuming full responsibility for any damage(s) caused and for the total repair cost of the damage due to negligence in reporting.
