Currently, there is an incredible amount of competition in the space. Traditional brokerages and agents spend an exorbitant amount of money on vendors and marketing just to compete on equal footing. Even with these large operating budgets, there is no benefit to the seller client. Sellers will not get more money for their house simply because an agent spends several thousand dollars a month on marketing themselves or purchasing leads. That’s not good.

I will analyze your neighborhood and comparable properties with you, make recommendations about decluttering the house, maintenance and repairs, and staging. We will set a price that we agree upon. I will provide good photography (professional photography an extra $250) and prepare you to get the highest sales price for your property. The listing will go in the MLS and on 100 websites including Zillow, Realtor.com, Redfin, Homes.com and many, many others. I will send an email blast to 100s of agents and broker with professional marketing. Additionally, I help you negotiate and navigate each part of the transaction, and I am on your team from start to finish.
Professional Designations: Your fee is $2,995 only due if the house sells, plus $400 which is due when we sign, but I usually collect it at closing. That’s $3,395.00 to the listing broker, collected at closing. However, I will recommend you pay at least 2.5 to 3.0 percent to the buyer’s broker. That is all.
