Q: The website does not seem to be working correctly is there a problem?
A: From time to time we hear about visitors having trouble with the site.  Most of the time the issue deals with some combination of web browser version, selected browser options, and browser add-ons.  One quick way to see if you are dealing with a browser issue is to try another browser.  Here are some locations to download various browsers or their most recent updates:

Q: I am moving to a new area, how do I find a real estate agent, property manager or builder in the area?
A:  We have many community professionals that advertise their business on the website.  Select the state and base name of your choice, click search, the business advertisers are listed to the right of the home ads.  Be sure to click on the link ‘See Directory of all" underneath each professional category.

Home Advertising Questions
Q: How long does it take to see my ad online?
A: If you pay by credit card you should see your advertisement online immediately. If you choose to pay by check your advertisement will go online as soon as a MilitaryByOwner editor has reviewed it, which is usually accomplished within 24 hours.

Q: I would like to include a photo, what packages include photos?
A:  There are two ad packages that include photos.

The Home Tour Plus ($79.95) includes 40 photos that are shown on the detail page as well as the thumbnail photo of the front of the home on the base listing page. 

 The Home Tour ($49.95) includes 5 photos that are shown on the detail page and a thumbnail photo on the base page. The detail page is found through the link 'View Property Details".

Q: How do I upload pictures?
A: Photos can be added at anytime with the Home Tour and Home Tour Plus packages. Log into your account, select My Account, View My Property Ads then Edit Your Ad.
Once the ad opens click on 'Save and Continue' until you reach page 4. Click on Upload Photos then Choose Browse. This opens your photos/documents on your computer.
Click on the photo you wish to insert, click Open then Save Photo. Photos must be no larger than 4 MB and be either JPG or GIF files.

Q: The base closest to my home is not listed?

Q: How do I remove my advertisement from the site?
A: If you have Sold or Rented your property or just want to take if off the site for a few days, you can do it from your account.  Here is what each status means:
  • Paused - Temporarily takes an advertisement off line
  • Lease Pending - Changes the description of the advertisement from "For Rent" to "Lease Pending".  You can change it back to "For Rent" if the lease falls through.
  • Rented - Removes the advertisement from the site.  You cannot change the status back to "For Rent" without paying to renew the advertisement.
  • Under Contract - Changes the description of the advertisement from "For Sale" to "Under Contract".  You can change it back to "For Sale" if the contract falls through.
  • Sold - Removes the advertisement from the site.  You cannot change the status back to "For Sale" without paying to renew the advertisement.
Here are instructions to change your status:
  • Login to your account
  • Click on 'My Account' located in the login box top right side of the page
  • Click on 'View My Property Ads' located on the left column
  • Find your Active Ad in the center of the page
  • Click on the drop down for 'Ad Status' and change to the appropriate selection
  • Logout

Q: Will I be able to make changes after I submit my Ad?
A: Yes!  You will be able to edit your advertisement at any time.  Photos, text, pricing, etc.  The only thing you will not be able to edit is the actual property address.

Q: Am I allowed to list my MLS number on my advertisment?
A: Absolutely! You are welcome to notate your Multiple Listing Service (MLS) number in the description area of your advertisement.

Q: Is MilitaryByOwner associated with the MLS?
A:
No, MilitaryByOwner is not associated with the Multiple Listing Service (MLS). However, if you do have an MLS number, you are welcome to notate it in the description area of your advertisement.

Q: Where can I find legal forms and documents?
A: You can find state specific legal forms at USLegalForms.com, Inc. They have both Sale and Lease packages that have been reviewed to ensure that each document complies with the laws of your state.

Q: How do I screen potential tenants?
A:  We have an affiliate arrangement with TransUnion's tenant screening tool called SmartMove. Using SmartMove allows you to conduct a credit and criminal screening on potential tenants without having to ask them for their personal information.The tool is designed to protect Landlords as well as Tenants.

Q: How do I find my old ad?
A: To access your archived ad, log into your account, select My Account up in the right hand corner, View My Archived Ads on the left hand side and then the Restore tab on the ad.  After you have restored it, click on View My Property Ads and then the Edit Your Ad link on the ad.  This will open up the ad form.  To make changes to any page, complete the information in the field and then scroll down to the bottom and hit save and continue.   The renew option will be at the end of the ad form.

Q: How do I renew my ad?

Q: How do I upgrade my ad?
A: To upgrade, log into your account, select My Account up in the right hand corner, View My Property Ads on the left hand side and the Edit Your Ad link on the Active Ad. The upgrade options are listed in the Basic Information section of the ad form. Once you have received confirmation the upgrade is complete, you may then go back and add more information and photos.

Q: Can I make a flyer or print my ad?
A: To email, save or print a copy of your ad: Enter your ad number in the MBO ad number field on the home page. Click on the link within the ad that says View Property Details. Once the details page loads, you will see three icons at the top right hand corner of that page. The rollover feature identifies the icons: 1) The first icon allows you to print a flyer version of the ad. 2) The second icon emails the details of the ad to a recipient. 3) The third allows you to save the file as a PDF document, which can be printed and used as flyer.

Q: How do I put my ad on Facebook?
A: Open the detail page of your ad, copy the URL at the top of the page. Log into Facebook. In the status field paste the link that you copied. This will display part of your ad and the link to your ad on MilitaryByOwner.

To add it to the MilitaryByOwner's Facebook page type www.facebook.com/militarybyowner. If you have not liked the page you will need to do so. Do the same steps as posting it to your personal Facebook page. Paste the link in the status area. Once the ad shows you will be able to add more text to the post.

Q: Does MilitaryByOwner offer multi-ad discounts?
A: No. Because our main objective at MilitaryByOwner.com is to assist military families, we feel it's important to keep every advertiser on a level playing field. We charge the same price for everyone and therefore do not offer a multi-ad discount.

Q: How do I indicate on my ad that my home is listed with an agent?
A: When creating your ad, the first field you will see is titled "I am". Select "Real Estate Agent" from the drop down list provided.

Q: How do I remove old contacts from the Lead History?
A: To remove your old emails from the Contact History, log into your account, select My Account in the right hand corner, View My Property Ads on the left hand side and then the Lead History link.  Click on the Archive link of the email you want to remove.  To clear them all select No from the drop down list of the Is Archived field and then hit Search

Q: I am a Real Estate Agent. How can I advertise a home?
A: You are welcome to advertise with us as a Real Estate Agent as long as the home being advertised is near a military base. As well, our terms of use specify one property per advertisement. We do not offer Multi-Ad discounts.

Q: How do I pay for my ad and get it activated?
A: To activate your draft ad, log into your account, select My Account up in the right hand corner, View My Property Ads on the left hand side and then the Edit Your Ad button on the draft
ad in the Inactive Ad section.  After checking the information on each page, scroll down to the bottom and hit save and continue.  Once you preview the ad,
select Add to Shopping Cart and then Check out. From here you may enter your payment and finish the submission.

Q: How can I get a copy of my order Receipt?
A: You can print a copy of your receipt right from your account interface.  To do so you will need to log-in with your email address and password, then select My Account at the top RH side of the page, then select My Order History at the LH side of the page.  You will see all your activity there and can print the receipt.

Q: Are your prices monthly?
A: Our prices are for the run-time of the particular ad package you choose. You will only pay once. 
The only way you would pay again is if you wanted to renew your ad at some future  date after it has expired.

Signs
Q: I just ordered some signs, how long would it take to ship?
A:  Signs are mailed within two days of submitting and paying for your advertisement. They are sent USPS, Priority Mail. If your home is vacant, please provide an alternate shipping address (our programming will prompt you to do this). If your home is occupied by a tenant, please provide the tenant's name in the "Ship To" field on your ad submission form. If you haven't received your shipment within one week of ordering please contact us at (866) 604-9126.
